The published benchmark basis

The Cushman & Wakefield EMEA Office Fit Out Cost Guide 2026 lists Doha low, medium and high figures of EUR 1,250, EUR 1,950 and EUR 2,650 per square metre. We present these as Essential, Standard and Premium. Using the fixed planning conversion of EUR 1 = QAR 4.2 gives rounded values of approximately QAR 5,250, QAR 8,200 and QAR 11,100 per square metre.

These are all-in office planning benchmarks, including fit-out, furniture, IT/AV, professional fees and contingency. Our finish names are navigation labels, not fixed material specifications. The calculator multiplies the selected area by the rounded rate. It does not adjust for surveyed conditions or provide a contractor quotation.

Check what the space already provides

An existing office may have usable ceilings, partitions and services, but reuse needs to be assessed. Cooling capacity, power distribution and the layout can limit what stays. Removing old work and making good surrounding finishes can also add cost. Ask the contractor to identify assumptions about reuse in the quote.

A shell space needs a different starting scope. Find out what the landlord will supply and when it will be available. Base-building completion and tenant works should have clear boundaries. Otherwise, a low fit-out figure may simply leave essential building work outside the offer.

What moves the project cost

Meeting-room density affects partitions, doors, acoustic treatments and services distribution. Custom joinery can change both the price and procurement sequence. Furniture selection, audiovisual equipment and network requirements can be substantial parts of the occupation budget. Resolve these choices early enough to compare them consistently.

The contractor also needs to consider site access, permitted working hours, delivery routes and protection of shared areas. A project inside an occupied building can need a different construction sequence. Ask for the cost consequences of these restrictions rather than assuming a standard rate absorbs them.

Costs that are easy to leave out

Ask about surveys, design development, submission fees, testing, commissioning and handover records. Check whether waste removal, temporary protection and final cleaning are included. Items described as supplied by others still belong somewhere in your overall budget, even when they are outside the contractor's contract.

Move-related costs need separate attention. Furniture relocation, internet activation, temporary accommodation and outgoing office reinstatement can sit outside the fit-out offer. Do not add every possible item blindly. Build an inclusion schedule showing what applies, who supplies it and whether its price is firm or still an allowance.

Turn the benchmark into a comparable tender

Issue the same drawings and specification to the contractors you approve. Request a breakdown of construction, furniture, technology, fees and other allowances. Record exclusions beside the totals. Ask about assumptions behind provisional sums and how they will be reconciled when details become available.

A cheaper offer may use a different finish, omit a room or assume existing services can remain. Resolve those differences before choosing. Agree how variations are requested and priced, including any effect on completion. The useful comparison is between complete scopes and responsibilities, not between unexplained totals.

Use your budget to qualify the right brief

Share a rough budget even if you are still checking feasibility. Explain whether it covers construction alone or your full move. Tell us what is fixed and where you can change the scope.
